The first category is the micro-investor—someone looking to invest under €25,000. These investors typically participate through crowdfunding or crowdlending platforms, allowing them to access real estate opportunities with lower capital.
Next is the collective investor, usually investing between €25,000 and €150,000. This type of investor participates in co-investment vehicles, pooling resources with others to acquire real estate assets.
The third category is the individual investor, typically starting from €150,000. These investors seek to acquire a property independently as a direct investment, with a more personalized strategy.
Finally, we have institutional investors—investment funds or large capital players entering the market with budgets around €2 million or more, looking for scalable and strategic opportunities.

The Buy & Hold strategy is a classic approach. Investors acquire a property, renovate and furnish it, and then place it on the rental market. Typically financed through a mortgage, the rental income helps cover the loan over time. This allows the investment to become self-sustaining, while the investor benefits from long-term appreciation. After several years, the investor can decide whether to keep the asset or sell it.
On the other hand, New Construction projects involve investing in properties at the pre-construction stage. These projects usually span 2 to 3 years and, in many cases, can generate higher returns than Buy & Hold. Due to their strong performance potential, they have become increasingly popular among investors.
